A multi-unit job site doesn't forgive delays or facades that age badly

On a building with several units, masonry touches almost every other trade. A late mason means the whole job site waits.

  • Does your schedule hold if the masonry falls behind?
  • Does your general contractor have a direct contact on site?
  • Will your facade stand up to decades of freezing and thawing?

Frequently asked questions about multi-unit building masonry

The type of cladding (clay brick, stone or concrete blocks), the surface area and height of the facades, site conditions, access to the job site and the schedule all affect the price. That’s why we prefer to assess each project on site and prepare a detailed quote (material quantities, labour, project steps) rather than give a rough figure that could change along the way.

Clay brick is a common choice in Quebec for its durability and resistance to freeze-thaw cycles. Natural stone or adhered stone veneer (artificial stone) are also used, depending on the look you want. The final choice depends on the type of project, the architect’s specifications and the budget.

The timeline depends on the scale of the project and the site conditions, so we don’t promise a duration before assessing the project. After the site visit, we set a clear schedule with specific milestones, and a site supervisor oversees progress.

In Quebec, the RBQ requires contractors to hold a valid licence. Maçonnerie JML holds licence 8333-3856-32, which authorizes structural masonry work (sub-category 4.1). You can ask any contractor for their licence number before signing, then verify it with the RBQ.

Masonry walls block sound much more effectively than wood-frame walls, an important advantage in multi-unit projects. However, to meet the thermal insulation levels required by the Quebec Construction Code, a masonry wall must be combined with rigid insulation in the wall cavity.

A site supervisor oversees progress and acts as a direct point of contact. For larger projects, regular site meetings are scheduled with the general contractor and other stakeholders. Coordination between trades is essential because timelines are often tight.
